A New Way Of Living

A Ghanaian developer building townhouses, terraced homes and commercial space in Accra, with an office in Adjiringanor and projects across Greater Accra.

01 / Origin

Bamboo Developers started with a simple observation about Accra. There was no shortage of houses being built. There was a shortage of houses built properly, documented properly and handed over on a date someone had actually committed to in writing.

We began with a small gated terrace in Adjiringanor, four townhouses on a street we could walk to, close enough that we could be on site before the blockwork started each morning. That habit stuck. We still build within driving distance of the office, and we still turn up early.

02 / Philosophy

We develop and construct projects that create a mix of social, environmental, economic and commercial value for the communities we build in. That sentence does a lot of work, so here is what it looks like on the ground.

It means we would rather build four good homes than seven compromised ones. It means we keep the mature trees when a plot has them. It means the trades on our sites are paid on time, because a site where people are owed money is a site where corners get cut. Our ambition is to be a business our customers, our staff and our neighbours would all describe the same way.

03 / How we build

Every project starts with the paperwork. Site plan, indenture, Lands Commission search, building permit, all in order and open for your lawyer to read before we discuss a deposit.

Then the envelope, because in this climate the envelope is the whole argument. Insulated roofs. Deep overhangs. Glazing set back from the face. Cross ventilation designed into the plan rather than added as a fan.

04 / Project details

After that come the materials we have learned to trust through humid Julys and dusty Januaries: cream lime-based plaster, near-black frames and joinery, warm oak, black stone worktops, solid brass ironmongery. Nothing in that list is chosen to photograph well. It is all chosen to last.

Our longer ambition is to deliver social innovation through sustainable practice and to be counted among the leaders in sustainable development in Africa. In practice, sustainability here is unglamorous and specific. Stored water, solar-ready roofs, passive cooling, and sourcing locally where local is the better product.

05 / The promise

We want to be a respected business, and the only people who can award that are the ones who have bought from us, worked for us, or live next to what we built. So we make the same three commitments on every project.

You will know your completion date and you will be told early if it moves. You will get a written snagging process and a defects liability period, not a handshake. And you will be able to reach a named person at this company after you have the keys, which is the point at which most developers become difficult to find.

Building Today. Creating Tomorrow.

Common questions

Buying a Bamboo home

Straight answers on payment, title, timelines and handover. If yours is not here, message us on WhatsApp and we will answer it properly rather than send you a brochure.

Ask a question
What payment plans are available on Aburi Valley Homes?

Aburi Valley Homes is priced at US$150,000 off-plan. Spreading the payment raises the total: US$166,000 over three months, US$177,000 over six months, and US$193,000 over twelve months. Every plan is set out in a written schedule with dated instalments before you pay anything. There is also a mortgage route requiring 20 to 30 percent down.

What kind of land title comes with the property?

Property in Accra is held on leasehold rather than freehold. Article 266(4) of the Constitution limits a non-citizen to a leasehold of 50 years at any one time, renewable at the end of the term. Ghanaian citizens commonly hold 99 years, which is market and state-land practice rather than a statutory ceiling. Every Bamboo Developers project is sold with a site plan, an indenture, a Lands Commission search and a building permit, all available to your lawyer before you commit.

Can I buy if I live abroad or am not a Ghanaian citizen?

Yes. Non-citizens can own buildings in Ghana and hold the land beneath them on a 50-year lease. Ghanaian citizens abroad, and holders of the Right of Abode, can hold up to 99 years. Many of our buyers are diaspora purchasers in the UK and United States who complete the whole process remotely, with a local lawyer and a signed power of attorney.

How long does construction take and when will I get the keys?

Aburi Valley Homes is targeted for handover in Q4 2027. A townhouse of this size typically takes 14 to 18 months from foundation to practical completion, plus a short commissioning period. You receive a written programme at contract stage and a monthly progress report with photographs. If a date moves, we tell you as soon as we know, not at the end.

Is there a service charge, and what does it cover?

Yes. Gated schemes carry a monthly service charge covering manned security, borehole and pump maintenance, shared lighting, grounds upkeep, refuse collection and a sinking fund for gate and road repairs. At Aburi Valley Homes it is currently estimated at US$85 per home per month for the first year. The budget is shared in writing before handover and reviewed annually with owners.

Do you work with mortgage lenders in Ghana?

Yes. Several Ghanaian banks offer residential mortgages in US dollars and cedis to both resident and diaspora buyers, typically requiring 20 to 30 percent down. We will introduce you to the lenders currently active on our schemes and provide the developer documentation they require. Rates, terms and eligibility are set by the bank, not by us, so seek independent advice.

Can I visit the site before I buy?

Yes, and we encourage it. Site visits at Ayi Mensah run by appointment seven days a week, including Sundays. We will walk the plot, show you the construction stage, and point out where the boundaries and the sun fall. Buyers who cannot travel get a live video walkthrough with the site manager, plus dated photographs every month until completion.

How does snagging and handover work?

Before handover you or your representative inspect the finished home and record every defect on a written snagging list. We agree a completion date for those items and re-inspect together before keys change hands. Each home then carries a defects liability period of 12 months from handover, covering workmanship and installed systems under normal use.

What rental yield can I expect?

Well-located homes in Accra let to corporate and expatriate tenants have recently produced gross yields in the region of 6 to 9 percent in US dollar terms, before service charge, management fees, tax and void periods. Actual returns depend on furnishing, management and demand at the time. We can introduce local letting agents, but we do not guarantee any level of return.

What taxes and fees should I budget for on top of the price?

Stamp duty on the conveyance is charged at 1 percent above GH¢50,000 under the Stamp Duty Act 2005 and is due within two months of execution. Add Lands Commission registration fees, which are flat or per acre rather than a percentage, your lawyer's fees, and any bank charges. Rates change, so confirm current figures with your lawyer before you complete.

Is VAT charged on a new home, and what changed in 2026?

The VAT Flat Rate Scheme for estate developers was abolished on 1 January 2026. A new build sold by a VAT-registered developer now carries the standard rate rather than the previous 5 percent flat rate, which is a material difference on the total you pay. A private resale between individuals remains exempt. Ask us in writing for the VAT position on any specific unit before you reserve it.

How long does it take to register the title in my name?

The Land Act 2020 presumes 90 days and the Lands Commission targets faster, but realistic experience in Greater Accra is three to four months, and complex cases run longer. You receive a trackable reference number when the application is lodged. Registration cannot proceed until stamp duty has been paid, so the Ghana Revenue Authority step gates the timeline.
